Straight answers
How do I know if my roof needs a restoration or a full replacement?
An on-roof inspection is the only way to be sure. Flaking paint, surface rust and a few loose fittings usually point to restoration. Widespread corrosion, sagging, or leaks that keep coming back after repairs, point to replacement. Neither call can be made honestly from the ground.
How long does a roof last in Brisbane's climate?
It depends on the material, the quality of the original installation, and how exposed the site is to sun, salt air and storms. Bayside UV and the summer storm season both add wear compared with a milder climate. Gutter cleaning and prompt repairs extend whatever lifespan the roof was built with.
Will my home insurance cover storm damage to my roof?
That depends on your policy and on the cause of the damage. Most home insurance covers sudden storm and hail damage, but not gradual wear, and not damage to a roof that was already failing. Read the product disclosure statement, and get a written assessment of the damage and its likely cause to support any claim.
What does a leak inspection actually involve?
We check the roof surface, flashings, penetrations such as vents and skylights, ridge capping and gutters from above, then trace the roof space from below to find where the water is really getting in. The stain on the ceiling is rarely directly under the leak. You get a written explanation of the cause, not just a patch.
Can roofing work go ahead in wet weather?
Re-roofing and major repairs are scheduled around forecast dry weather, because an open roof cannot be left exposed overnight. Inspections, quoting and small sealant repairs can usually still happen in light rain. We talk you through the plan for your job and the forecast at the time.
Do you walk the roof before quoting, or quote from the ground?
We walk it. Photos and ground-level views miss lifted ridge capping, worn pointing and early corrosion, and those are exactly the things that change the scope and the price. A quote given without an on-roof inspection is an estimate, not a firm price.
What wind rating does my roof need to be installed to?
Wind classification is set per site under AS 4055, using the region, terrain, shielding and topography at your specific address. It is not the same for every Brisbane home, and an exposed bayside block can sit a category higher than an equivalent inland one. We determine the classification for your site and quote to it.
What roofing materials and colours can I choose from?
For metal roofs, Colorbond steel in the standard colour range. For tile roofs, replacement or matching of concrete or terracotta tiles. Which profiles and colours are available depends on the pitch and structure of your roof, and on any council or body corporate requirements. All of that is confirmed when we quote.
How disruptive is a re-roof, and will I need to move out?
Most people stay in the house. Expect noise and dust on working days, tarps and material staged in the driveway, and the occasional request to move a car. You do not normally need to vacate, but pets and anyone sensitive to noise are usually happier elsewhere on the loudest days.
How often should gutters be cleaned in Brisbane?
At least twice a year, and again after any significant storm. More often if the property sits under overhanging trees. Blocked gutters are one of the most common reasons water finds its way inside a roof during heavy rain.
What is involved in re-pointing ridge capping on a tile roof?
Ridge capping is bedded and pointed with mortar or a flexible compound that cracks and loosens over years of heat and movement. Repointing strips the failed material, re-beds any loose capping tiles, and applies fresh pointing to seal the ridge line again. Left alone, failed pointing lets water in and gives pests a way under the tiles.
What should I do straight after a hailstorm, before a roofer arrives?
If it is safe, photograph any visible damage from the ground, check ceilings for new stains or dripping, and put a bucket under any active leak. Do not get on the roof yourself. Tell your insurer the event happened, and book an inspection so the damage is documented while it is fresh.
